Sales of real estate units and loans - Q2 2024
In the second quarter of 2024 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 245,565. The percentage change, calculated on seasonally adjusted data, was +0.2% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was +4.2%.
Compared with the previous quarter, the residential sector increased in the North-East +2.6% and North-West +1.7%, while it decreased in the Islands -3.3%, Centre -1.7% and South -0.9%. The economic sector decreased in the North-East (-2.6%), Islands (-2.2%), North-West (-2.1%) and Centre (-1.6%), while it grew in the South (+1.8%).
93.7% of the notary agreements concerned transfers of residential properties (230,180), 5.9% affected transfers of properties for business purposes (14,433) and 0.4% estates for special uses and multi-owned properties (952).
Compared with the second quarter of 2023, real estate unit exchange agreements increased by 3.9% in the residential sector and by 7.9% in the economic sector.
At a territorial level, the housing sector marked, on an annual basis, positive percentage changes in the North-West +13.7%, North-East +1.0% and South +0.9%, while it decreased in the Centre -3.5% and in the Islands -0.7%. The economic sector rose in all geographical areas of the Country: North-West (+12.2%), Islands (+8.9%), Noth-East (+8.7%), Centre (+6.2%) and South (+1.7). The real estate units increased in larges and small cities both in the housing sector (respectively +8.0% and +0.9%) and In the economic sector (respectively +8.4% and +7.6%).
The mortgage-secured loans amounted to 85,285. The percentage change, calculated on seasonally adjusted data, was +5.6% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was +8.6%. Compared with the previous quarter, the mortgage-secured loans rose across the Country (the North-West +8.8%, South +5.5%, North-East +5.1%, Centre +2.4%, and Islands +2.1%). On an annual basis, – with exception of Islands, which remained substantially stable (-0.3%) – the mortgage-secured loans increased in the North-West +21.0%, North-East +5.2%, Islands +3.7%, South +3.4 and in large and small cities (respectively +14.2% and +4.5%) .
